It is imperative to address urgent repairs promptly as they pose significant threats to the safety and security of the rental property, including the failure of essential services or appliances. Moreover, failing to address urgent repairs promptly can lead to legal and financial repercussions for the landlord. I believe that ensuring the timely resolution of urgent repairs demonstrates responsible property management and enhances tenant satisfaction, which can contribute to positive rental experiences and long-term occupancy.
Emergency repairs includes:
- A burst water service
- A blocked or broken toilet system
- Serious roof leak
- Gas leak
- Dangerous electrical fault
- Extensive storm or fire damage
- Flooding or severe flood damage
- Failure or breakdown of any critical service (such as hot water, water supply, cooking facilities, heating systems, or laundering equipment) provided by the landlord/agent.
- Failure/breakdown in gas, electricity or water outlets
- Any fault/damage that renders the premises unsafe/insecure
- Addressing issues with appliances, fittings, or fixtures that are not functioning properly and causing excessive water wastage.

If an urgent repair is needed outside of business hours and you cannot contact anyone from our team, you have the right to arrange repairs yourself up to a maximum cost of $2500.
However, it is necessary to notify the landlord within 14 days regarding these expenses in order to request reimbursement.
